At Kingston Architects Architects, we break down the complicated building process into three key phases with a comprehensive service offering for each. Get in touch and we can provide you with a fixed fee quotation for each phase as required. If you just want a survey carried out or a CAD drawing done, we can also help with that.
The process starts by meeting with you to fully understand both your needs and your wants. We then get things started with a measured survey of your existing property or site. We translate the survey results into 3D to ensure a fully accurate start point for our design and drawings.
We use top quality 3D modelling software to bring your project to life. We model both the existing building and our proposal, which we then take you through and also share with you online so you can virtually walk through it in your own time and make sure it suits all your needs (see below).
We will advise whether you need planning permission or else a Certificate of Lawful Development (read our guide here). We then provide a set of existing and proposed plans, elevations and section drawings and manage the application on your behalf.
We can then help you gain Building Regulations approval by producing a set of detailed design drawings, normally including:
With the detailed design complete, we can then create a tender pack to help you get accurate and comparable quotes from builders. We can help manage this process smoothly by issuing the tender pack to a list of suitable builders, ensuring they all have the same drawings, schedule of works and templates, before then gathering their returns.
We can act as Contract Administrator for your construction contract, monitoring progress and agreeing invoices via regular site visits. We will handle any design changes as well as contractor requests for more information, time or money, helping the project stay on time and on budget.
The Handover phase includes overseeing the identification of latent defects up to a year after completion and the release of the final Retention Monies to the contractor once rectified. Congratulations, the project is now complete!
